About the role: The Project Manager will directly be responsible for organizing, supervising, scheduling & planning of multiple real estate projects to maximize cost efficiency and motivate employees to complete each project assigned on time and under budget. He/she will provide technical expertise on site cost estimates, negotiate contracts and change orders, and establish project objectives. What you will do:
- Collaborate with engineers, subcontractors and architects:
- Oversee cost control to include monitoring the preparation of contract documents, budgets, scheduling, contracting and processing of invoices
- Manage and monitor work of subcontractors; provides follow up to ensure completion of work and accurate, timely deliveries
- Issue design criteria based upon tenant requirements, including copies of general conditions, supplementary general conditions, project requirements, etc
- Monitor plan development and specifications for cost effectiveness
- Ensure building code compliance
- Reporting/Analysis:
- Oversee and update the Appfolio database on the progress of each project
- Work with head of Field Operations and Corporate to ensure portfolios are trending towards their set benchmarks
- Report project progress and budget to client
- The successful candidate will possess the following:
- Minimum 2+ years related experience preferably in residential real estate investment environment or equivalent combination of education and experience
- Strong project management skills, results-driven, with ability to manage multiple deadlines
- Strong preference for Appfolio PM or comparable software experience
- Excel proficiency and excellent written and verbal communication skills
- Ability to work with a team to accomplish large scale goals
- Willingness to help develop/ improve operational processes
- Must be comfortable speaking directly with owners and high-level management
- A strong analytical thought process with sound judgement and a keen attention to detail
- Self-Starter
- Car required with valid driver’s license
